ALL ABOUT RED DOOR FURNISHINGS
Red Door Furnishing is one of Britain’s most respected property styling companies, adding comfort and quality furniture to landlords and developers. With over twenty years’ experience furnishing properties across London and the South-East of England, we understand the importance of adding rental value better than anyone.
Along with providing excellent furniture and bespoke styling, we offer a one-stop furnishing service to all clients. That means we take care of everything from sourcing to installation. Every detail is buttoned down. It’s one of the main reasons why we’ve attracted many of London’s biggest landlords and property developers. Just imagine what we can do for you.
Why Lease
Leasing furniture is a hassle free experience for landlords. If tenants already have a bed or sofa and want to bring them to a new property, it won’t cost you anything to return your leased items to us. If an item is no longer required, we will collect the item, store it and replace it until you need it again, all free of charge.
Whether you’re an international landlord with a large portfolio or a first-time investor, furnishing your buy-to-let will allow you to obtain a higher rent from tenants. With up to 85 percent per cent of independent renters now wanting a furnished property, leasing has a range of benefits including larger rent receipts, reduced capital expenditure and tax benefits.
HIGHER RENTAL INCOME
With high demand for furnished properties in metropolitan areas, a furnished city apartment or suburban property will generate more income from short-term tenants, who are looking for a self-made place to live right away.
REDUCED EXPENSES
We provide landlords with easy access to quality furniture and decorative fittings that will make your property more attractive to tenants without the upfront expenditure costs.
TARGET YOUR TENANTS
Leasing furniture will give you even greater control over who lives in your property. Our bespoke services allow you to micro-target a particular group of residents, from city professionals to overseas students as your preferred occupants. We will design your buy-to-let according to your budget, style and property type, and aim to get it rented out within two weeks.
TAX DEDUCTIBLE
The 10% wear & Tear allowance was abolished in April 2016 and replaced with the Replacement of Domestic Items relief. Properties no longer have to be fully furnished for the relief to apply. However, it is the cost of replacing items such as furniture, soft items and free standing white goods that can be claimed and not the initial furnishing price. Some landlords, therefore consider leasing furniture, as this cost is deductible, rather than purchasing.
